Time equals money, especially when it comes to real estate. In April, I had the pleasure of listing an exquisite condo in Rosehedge Manor near the heart of La Mesa Village. A two bedroom, two bathroom, top-floor unit with an extensive patio and views, I knew this property would be a hit, but I didn’t know just how much. We had multiple showings and were able to sell the unit $11,000 over proposed asking price – weeks before the “for sale” sign even went up.

Now, you might be wondering ‘why was this condo so popular’ and ‘how did potential buyers know about the property even before it hit the market’?

Well, when it comes to selling real estate, time is money, and money equals the sales price. When I first meet with the seller, I can’t stress enough the importance of a strategic sales price.

Not only will this price increase demand, but it will help get the property sold quicker and sometimes over asking. Of course, it helps to have a home or condo that is in great condition and in a good area, but when it comes down to it, usually the price is the number one factor for buying a home, so it must be set right.

Once the sale price is set, I get to work promoting the listing through various channels.

No matter the property, I always reach out to my extensive database letting them know about upcoming listing – you never know who might be looking, or know someone who is.

I also work with my brokerage, Dwell Well Realty, to start running “Coming Soon” Facebook ads. The ad for this particular property used a single image, a short description, and my contact information. Doing this helped get the listing in front of thousands of targeted people at an attractive cost.

In the end, being able to find a buyer over asking in such a short amount of time obviously made my client happy, and of course, I was also ecstatic to find the right people to carry on the legacy of this unit.
