How to Create Buzz Around a New Property
Exposure and visibility are fundamental to a successful real estate listing and sale to create buzz. Placing a new listing in front of the largest audience doesn’t happen without hard work and a financial commitment.
Getting 7383 Rowena Ready
Last week I listed 7383 Rowena Street in San Diego. The home had undergone an extensive renovation and was vacant, ready to market. I had the home professionally staged then scheduled a residential photographer. In addition to interior and exterior photos, we sent up a drone for aerial shots.
Hiring a Graphic Designer
Next, the 3 best images were selected and sent to a graphic designer to produce a direct-mail announcement and open house invitation. An additional image goes to the Union-Tribune for an open house ad to further create buzz.
Neighbors can be the best salespeople. Full-color invitations are delivered to the homes of the adjacent neighbors.
Utilizing Social Media
Social media is also utilized to market the new listing to create buzz. To do so, I purchased additional boost to expand the reach beyond my immediate sphere of influence. That “boost” placed my ad in front of 1,600 Facebook and Instagram users.
The First Open House
The first open house is the most important. It also requires signs, signs and more signs. Blanket the neighborhood with open house signs. Help the signs stand out by adding flags and balloons.
Last but not least… be sure to arrive early. Turn on the A/C and light a scented candle.
The result of this advance preparation produced an open house with approximately 60 guests. Most important, the seller is reviewing multiple offers this week.

When interviewing a Realtor, ask for a written marketing plan. Make sure your agent is committing their efforts and their own funds toward a mutually beneficial outcome.
